Planning
The planning services are those activities and services that typically take place to determine whether a facilities project is needed or desired. The project may include a major renovation, new construction, demolition or the closure of an existing facility.
Asset Preservation
The asset preservation phase begins after the first year of occupancy and continues until the next major planning phase occurs for the facility.
Design
The design phase includes those services necessary to prepare the project for competitive bidding.
Occupancy
The occupancy/post-occupancy phase is the period from when the contractor transfers the project to the building owner and to the end of the first year of occupancy.
Bidding
The bidding phase is brief relative to the other phases. Nevertheless, this phase is critical because, in the design-bid-build delivery model, this is when the contractor joins the process and the scope of the project can be impacted by the markets or the bidding environment.
Construction
Services offered during the construction phase, other than the actual construction activity, center mostly on controlling the quality, cost, and schedule for the project.
